This is what we require of our guests and ourselves to keep us all as safe as

We and our guests will comply with RI guidelines for safe indoor gathering as necessary.
We will sanitize the rooms between guest check-ins and disinfect high touch areas of our common rooms frequently.
We will have plenty of soap and water available as well as alcohol-based hand sanitizer and disposable tissues available for our guests in their rooms and in the common areas.
We will freshen or change bed linens and exchange towels only upon request for the duration of your stay.
We ask that our guests dispose of their trash into the designated receptacles and recyclables in green bins. We will empty the receptacles at the end of your stay or by request.
We ask that our guests please inform us of special needs prior to your arrival so we may better be prepared to meet them if possible. e.g. Do you need an iron or ironing board for your room, drinking glasses, hair dryer, etc.

Check in is between 3:30pm - 6pm. If you think that you will be later than 5 or you need to arrive earlier than 2, please let us know so we can try our best to accommodate you. No check ins are allowed before noon.
Check out is at 11am.
Minimum Age for check in is 18.
A 50% deposit is required. Credit cards preferred. Check or cash accepted but must be confirmed as received 7 days prior to arrival.
Our rates are based on 2 guests per room. Additional guests are an additional $25 per night. Please let us know if you will need to be using any of the fold out beds.

There is no smoking in the Inn
Pets are allowed (in all rooms except room 5, the Beach Room) for an additional $25 plus tax (7%) per pet/per night. Owners must confirm with Inn Keeper beforehand.
Alcohol is allowed but not provided
Children are always welcome but childcare is not provided.
We are a family business and would like to keep our prices reasonable, but replacement costs hurt, as a result there is a $60 charge for every lost room key.

We have a parking lot specifically reserved for our guests. It is free and just large enough to accommodate one car per room. Please let us know if you are in need of additional parking. There is also free street side parking, though we cannot guarantee that there will be spaces available.
Where is the parking located?
Although our address is on Collins street, we are located on the corner of Dr. Marcus Wheatland Blvd and Collins. The entrance to the parking lot is just after our building on Dr. Marcus Wheatland Blvd.
Collins is just a tiny side street that probably doesn't even appear on most maps. So please, remember not to turn down Collins St. for parking (even if the GPS tells you to).
Do you have free Wi-Fi?
Yes, we have free high speed internet. The Wi-Fi information can be found in the rooms at check in.
Do all of the rooms have private bathrooms?
Yes, all of our rooms include full bathrooms. Rooms 1 & 4 have a shower tubs with whirlpool baths while room 2 has a mobility friendly shower, rooms 3 & 5 have showers.
Are you Handicapped Accessible?
Unfortunately, we are not handicapped accessible at this time. Our building was built in the late 1800's and we are still working on converting it to be able to reasonably accommodate all future guests.
I have difficultly with stairs, how difficult is it get to the 2nd floor?
Our staircase has 14 stairs and a sturdy railing. We are more than willing to help carry difficult luggage upstairs if needed.
I have food allergies, do you have things I will be able to eat at breakfast?
We are very accommodating to guests with food allergies or special diets. Just let us know about any allergies or diets you may have at check in an we will be happy to accommodate you. So far we have accommodated soy, gluten, egg, dairy, nut, and fructose allergies as well as vegan and vegetarian diets. We always welcome new recipes or suggestions when it comes to serving a breakfast that guests will like.
How far are you from Downtown Newport?
We are about a five minute walk to the start of Thames st, which is the start of the downtown area. There are also restaurants and shops located on Broadway which Collins st. also intersects. If it is a nice day, we definitely recommend walking, especially during the summer months since parking is neither free or easy to find and Newport is mostly made up of small one way streets and people who generally don't like to get out of the way of cars.
How far are you from the Mansions on Bellevue?
We are about a 25-30 minute walk to the mansions. There are a lot of things to enjoy on the walk over, such as Touro synagogue (the oldest in the country), Redwood Library (you can see a portrait of Henry Collins there), the Newport Art Museum, the Old Stone Mill and a large number of shops, restaurants and galleries. Though it does make for a nice walk, we generally recommend guests drive over, especially if you are planning on touring more than one mansion. Guest parking is offered and the buildings are so large that just the tours can tire you out.
How far are you from the Beaches?
We are about a 20-25 minute walk to the beaches. It's roughly the same route as to the mansions on Bellevue.
I want to bring my pet with me, what will that entail?
If you wish to bring your pet, please call us first as there are some rooms that we do not allow pets in. There will be an additional $25 per night per pet that can be paid in advance or at check in. So far we have only had dogs and domestic cats stay over, if you want to stay with another type pet be aware that we could end up saying no (depending on the pet). So far everyone's been well behaved, but be aware that owners can be held liable for any damages done to the room. We do have a pet bed that owners are free to use as well as food or water bowls.
